FHA:

1. Pay arrearage in full and there is no waiting period for Rate and Term or Cash Out-  (Depends if the loan was just forbearance or modified. )
2. Make 3 consecutive payments and you can do a rate and term (if the lender didn’t create a 2^nd mortgage & if they did it’s a Cash Out that requires 6 months)
3. Make 6 consecutive payments and you can do a cash out
